Design/Build

SEDC has the ability to perform both design and construction as a single entity, or Design/Build as better known. Instead of the traditional Design/Bid/Build (which involves a Client, Architect and Contractor acting separately), Design/Build allows a Client to have one team which is responsible for the design and construction of the project. This TEAM BUILDING approach to construction has quickly gained recognition in the marketplace. Clients are looking for better ways of building their projects, having been disappointed with previous approaches on past projects.

SEDC’s experience in design, development and construction will prove valuable in creating the Design/Build Team when building your project. This one point of contact approach to producing your project will allow the project to be more streamlined and efficient. It also creates a team effort where problems get solved, instead of fingers getting pointed.

We draw from our vast relationships with Architects, Engineers and Consultants to create the best team for your project. We measure the appropriate skill and experience from each and custom build your team. Once this team is in place, the TEAM BUILDING experience will begin with a partnering session, discussing the roles of each team member and how the project will proceed. Design and construction professionals will work hand in hand developing the design while projecting costs through the conceptual, design development and construction phases.

SEDC will work with all TEAM members to determine the best combination of structural components and materials that best fit the needs of our Client. Whether it is a pre-engineered metal building or conventional construction, we can deliver the most cost effective approach to the project.

The Design-Build Advantage:

Decreased Administrative Burden — The owners can focus on the project rather than managing separate contracts, with separate firms and coordinating communication of information between all parties.

Single source of accountability – One entity is held accountable for cost, schedule and performance. The design build approach provides a single source for your entire project. In the alternative design-bid-build method the owner must; select an architect / designer, finalize the design, bid the project, select a contractor, and then act as an intermediary. The design-build method fosters teamwork and lends itself to cooperation. The relationship built during the design phase helps to ensure that the stage is set for a successful construction project.

Budget management – An integrated team is geared toward efficiency and innovation. Discussing the budget during the design phase (not waiting until the bids come in) helps to keep the project within a realistic budget. Once the scope of work has been finalized, the project costs are clearly defined, through competitive subcontractor and supplier bidding, and controlled by the design-build firm.
