SEDC has the ability to perform both design and construction as a single entity, or Design/Build as better known. Instead of the traditional Design/Bid/Build (which involves a Client, Architect and Contractor acting separately), Design/Build allows a Client to have one team which is responsible for the design and construction of the project. This TEAM BUILDING approach to construction has quickly gained recognition in the marketplace. Clients are looking for better ways of building their projects, having been disappointed with previous approaches on past projects.

SEDC’s experience in design, development and construction will prove valuable in creating the Design/Build Team when building your project. This one point of contact approach to producing your project will allow the project to be more streamlined and efficient. We draw from our vast relationships with Architects, Engineers and Consultants to create the best team for your project. We measure the appropriate skill and experience from each and custom build your team. Once this team is in place, the TEAM BUILDING experience will begin with a partnering session, discussing the roles of each team member and how the project will proceed. Design and construction professionals will work hand in hand developing the design while projecting costs through the conceptual, design development and construction phases.

In the alternative design-bid-build method the owner must; select an architect / designer, finalize the design, bid the project, select a contractor, and then act as an intermediary.
